Through thoughtfully selected furnishings, artwork, and accessories, we create a warm and inviting environment that highlights the home’s scale, flow, and architectural features. Our vacant stages focus on the primary living areas that have the greatest impact on buyer perception, including:

• Home Office (when the space allows)Whenever possible, we recommend a vacant stage therefore, it can be fully staged and presented in its most elevated and market-ready form.

Partial staging is designed for homes that already have some furnishings in place but would benefit from additional styling to enhance the overall presentation. By incorporating select furnishings, artwork, and accessories, we refine the space to create a cohesive, elevated look that highlights the home’s best features.
Partial staging is most often used to enhance the home’s primary living spaces and may include supplemental furniture or styling elements in areas such as:
• Living Room
• Dining Area
• Kitchen
• Primary Bedroom
Partial staging is not intended to replicate a full vacant stage, but rather to enhance and elevate the spaces that will have the greatest impact on buyers.Please note: For cleanliness and hygiene reasons, we do not provide bedding, linens, or towels as part of partial staging. We are happy to provide guidance on how to style these elements using the homeowner’s existing pieces and will provide curated links for a complete bed setup if needed.

An Occupied Home Report is a thoughtfully curated guide designed to help homeowners prepare their property for the market while continuing to live in the home. Following an in-home consultation, each space is evaluated through the lens of buyer experience, with strategic recommendations provided to enhance presentation, flow, and overall impact.
Your personalized report outlines room-by-room guidance — including furniture placement, decluttering, styling adjustments, and lighting enhancements — allowing you to confidently prepare your home to show beautifully both online and in person.
While this service provides detailed guidance and design direction, the implementation of the recommendations is completed by the homeowner.

Our Pre-Listing Preparation Report provides homeowners with a strategic plan for preparing their home prior to going on the market. We evaluate the home through the lens of buyer experience and identify key improvements that will elevate the presentation and maximize market appeal.
Following the walkthrough, homeowners receive a personalized report outlining recommended updates and enhancements that offer a strong return on investment and help the property shine before it hits the market.
Recommendations may include:
• Interior & exterior painting
• Power washing and exterior refreshes
• Minor cosmetic improvements
• Strategic repairs or finishing detailsWe are happy to connect sellers with trusted local vendors that we work with regularly and confidently recommend. The Pre-Market Preparation Report can also be used in conjunction with any of our staging services to help the home be fully prepared before staging and listing.
